政府接連祭出調控房市政策,興富發建設(2542)副總暨發言人廖昭雄表示,
政府打炒房不會波及首購族,興富發建案銷售客群也是針對首購,
打房政策不影響公司建案銷售和既定推案計劃;
不過他強調,政府規定不能買賣紅單,但網路普及時代銷售模式改變,
那建案開賣前網路揪團買屋再轉手算不算紅單一環,政府需規範清楚。
廖昭雄指出,政府推動預售屋實價登錄、禁止紅單轉讓,
甚至房地合一稅計劃延長短期持有年限、且境內法人房產交易擬納入房地合一稅,
不管是政府政策如何規範,興富發就是配合政策執行。
他強調,政府打炒房政策並沒有波及首購族,
興富發建設新案銷售對象也是首購客戶,
因此相關政策不會影響公司旗下建案銷售或是定價策略;
不過,他強調,政府政策仍有模糊地帶,像是禁止紅單轉售部分,
買方在建案開賣前先預約購屋的行為,政府視預約單為紅單且不能轉手,
但現在網路普及化的時代,網路上揪團在建案開賣前先預約,
這部分算不算紅單交易?
廖昭雄分析,隨著科技進步,建案銷售模式逐漸改變,
以建商新案會找代銷規劃並銷售,現在就多了一些新的銷售管道,
舉例來說有不少地方小仲介會在建案開賣前先揪團,再以大批訂購方式找建商談價、
並取得建案優惠價格,對建商來說可以在新案開賣前透過此類方式先行潛銷,
客戶也能獲得折讓價格,但之後客戶再轉手,這樣算違反紅單轉讓政策嗎,
還需要政府定義、規範清楚。
