【廖珮君╱台北報導】房市價格走跌,投資客紛紛斷頭,湧現「拋售潮」,已使銀行房貸
壞帳率跳增。據一銀、華南銀等內部數據顯示,去年房貸壞帳金額攀升,如一銀去年第4
季房貸壞帳金額達13.4億元,較去年同期的7.31億元年增達83%,幾乎是翻倍;華南銀去
年房貸壞帳金額也多在「高檔」盤旋。
據金管會統計,去年華南銀和一銀兩大行庫房貸排名,位居市場第6大和第8大,合計市佔
率達10.41%,兩大行庫的房貸逾放敲響警鐘,是否也意味著拋售潮出現後、房價可望逐漸
落底,值得關注。
第一金日前召開法說會,據法說會資料顯示,一銀房貸壞帳率從2017年開始走揚,到第3
季達到0.33%高點,第4季則因新承做房貸增加,使逾放比略微下降到0.32%。
華南銀高檔盤旋
如果從房貸壞帳金額來看,一銀房貸壞帳金額,從2016年第4季7.31億元一路走高,在
2017年首季衝破10億元大關後,到2017年第4季為13.4億元,1年就跳增了6.09億元,幾乎
是翻倍跳。
另一大型行庫,華南銀則早在2016年第2季開始,房貸壞帳就衝破10億元關卡,而在去年
第3季達到14.38億元高點,幾乎去年一整年的房貸壞帳都在10億元以上「高檔」盤旋。
吸引北部自住客
第一金副處長李淑玲解釋:「一銀房貸壞帳從去年開始增加,主因是房價走緩、投資客湧
現拋售潮,導致出現斷頭,但她也強調,房貸多屬十足擔保,且一銀鑑價謹慎且核貸成數
僅6成,不會有損失。」
李淑玲也說,一銀房貸放款多在北部,若房價下跌10~15%就會有自住客進場,流動率非常
高。
華南銀主管也坦言,受到去年房市價跌,房貸壞帳率的確增加,加上華南銀承做房貸量已
快逼近30%法定上限,預計今年華南銀房市政策僅小幅成長2%,不會大幅衝刺房貸。
華南銀主管表示,去年底房貸壞帳金額已降到11.96億元,較去年同期僅小幅成長9%,且
逾放比僅0.24%,仍在可以控制範圍內。
銀行主管說,通常1000萬成交價的房子,銀行僅會鑑價850萬元、再貸款8成,等於只會核
貸680萬元,就算後面進入法拍市場,只要二拍有市價的64折,銀行就不會賠本。
