房價始終跌不下來?建商一語道破:真正從 - 股票

這篇幾乎把房市趨勢完全講中
其實政府真的是完全放手房市無限上漲
但是說無限其實也是有空間的
我常常說政府創造空間 市場創造價值
大家可以看到在這波上漲之後 銀行做了什麼
沒錯!
就是增加貸款成數跟貸款年限來刺激買氣
基本上這兩件事就是政府所創造的房市空間
現在一堆新聞或智障開心說太棒了可以更容易買房
那真的是被賣了還幫忙數錢
這種吸毒式的利多真的是短多長空
但是老實說未來房價至少增加30%以上的上漲空間
這裡我就不幫大家算了 有興趣可以私訊我
也很多人認為貸款利率應該縮緊 但真的太天真了
老實說貸款利率的高低只是房價上漲到上限的速度
今天政府不敢收緊這個部分也是因為上漲的熱錢增加現金跟收入
但是這種吸毒式的稅收到底可以搞到什麼時候
真的是腦殘到極點
另外政府不整治建商/代銷賣房炒作的現像
那真的連鄉下也會被吵到天價
舉個例子
可以看到建商賣房送車 送裝潢 送冷氣
還可以算在貸款裡面,真他媽王八蛋
通常都是當地房價偏低才會這樣送
因為送了東西之後把價錢登陸到實價登錄上後
銀行只看周圍的房價而不看內容
這時當地房價被推高
建商在蓋下一間房子就能貸款更多賣更高
政府不整治這種銷售模式就是在放任炒房
這邊股版前面講到房價未來還有30%空間
所以買不起房總可以買營建股吧
打不贏就加入
