房價始終跌不下來?建商一語道破:真正從股市中賺錢的人很少,只有房價會一路向上

現在很多民眾感到奇怪,既然國內各城市空置房這麼多,房子已趨於飽和,房價為何還不
下跌呢?筆者分析有如下原因:
第一,在國內眾多理財管道中,沒有一個投資品能像房地產那樣只漲不跌,穩賺不賠。有
不少人炒股,但真正能從股市中賺錢的人卻是很少的,而購買理財產品的效益也未必如預
期。唯有房地產這幾十年來,一直呈現向上漲的趨勢。所以,國人只要存夠頭期款的錢,
就想要去買房,這樣資產就能保值增值。所以,投資性購房需求推高了房價。
第二,各地方政府把房地產當作主要稅收支來源。如果房價下跌,地價也會下跌,而地價
下跌,就會影響地方政府土地財政收入,土地財政收入減少,那地方政府就會發生財政赤
字,不僅是發行地方政府債券會受到影響,而且在基礎建投資方面也會沒錢可用。所以一
些地方政府也不願意看到房價下跌。
過多的流動資金投向房地產
第三,受到疫情的影響,國內經濟下行,央行貨幣政策趨於寬鬆,在過多的流動資金沒地
方去,只能投向房地產。
此外,央行今年開始低市場利率,這樣房貸利率也同步下調,就激發了投資性購房需求的
搶進。
第四,房價從2015年反轉而下已經近5年了,儘管現在國內經濟處於復甦階段,各行各業
都不景氣。但是很多人都沒改變對房價上漲的預期。因為2009年房價也曾經出現過調整,
但房價在下跌之後,又開始了新反彈,現在一些人都在豪賭,這次疫情過後,房價還會展
開反彈。
所以,市場長期做多房地產的預期沒有改變,還沒有炒房者大量退出房地產市場的跡象。
實際上,最終國內的房價還是要與當地居民收入掛鉤,而不是讓房價由投資購房需求來決
定。
目前,因為資金充沛導致國內房價下跌的機會愈來愈小,但下跌的空間卻依然存在,除非
自住,否則此時此刻投資房地產還是要慬慎。
心得:雖然這新聞像是在幫建商打廣告,
但是縱貫台灣房價十多年來,的確是一路上揚,
年輕人每年都希望房價泡沫化,
但台灣房價每年都創新高,
政府掛保證房地產是經濟火車頭,
再加上台灣房屋自有率很高,
建商,投資者,自有戶,政府都不希望房價下跌,
投資房市或是投資營造股,是否是比較合理的做法,
值得討論。
