房價大漲成了台股最佳推手與支撐 - 股票

台股從去年低點以來已經漲了一倍多,重點是這波已經顛覆過往的緩漲急跌走勢,
而是緩跌急漲,只要一拉回馬上就有惜售與大量買盤支撐,這是過去少有的現象,
主要原因是什麼? 除了基本面外,主要還是建設在不斷暴漲的房地產價格身上
房地產價格上漲,會引發股市什麼效應? 上市企業會有不勞而獲的資產增加效果,
會因為資產重估而增加淨值,跟營業收益一樣,假如房價上漲15%,
那就代表上市公司可能也多了15%的'隱形收益',這可以讓台股的本益比相對提高,
另外,房價漲也能吸引投資人進場與產生惜售效果,投資人會因為房地產漲,
選擇投資股市對抗避險,手中持有股票的也會因為房地產不斷上漲,
避險因子未消失,因而不敢賣出持股
現在的房市買氣與價格上漲力道相當可怕,有些地方甚至可以說一日三價,
以目前來看今年與明年台灣房價漲幅都至少10%以上跑不掉下,
股市會有那麼大量的買盤也就不足為奇了
