近來房市買氣升溫,許多有購屋需求的民眾紛紛進場開始看屋,屋比房屋彙整內政部資料
指出, 全國最新平均購屋總價約1,154萬,六都中以台北平均2,072萬最高,新北及台中
也要千萬以上,桃園、台南及高雄則約800萬內就可以買到一般的房子。

屋比房屋總監陳傑鳴表示,近年房價逐步墊高,目前主要都會區除了台北市外,其他都會
區均已創下新高,對於想買房的民眾來說,現在壓力比先前還大,因此,購屋族買房前務
必需要衡量一下自己荷包跟負擔能力夠不夠。
以首購族來說,想買房大約需要準備20%的自備款,而目前六都,以台北買房壓力最高,
平均需要先準備400萬以上的自備款,新北市、台中市都要準備200萬上下的自備款,桃園
、台南、高雄大約需150萬左右,才有機會買到一般需求的房子。
買房後,每月的房貸負擔也是需要注意的,以目前房價和薪資水準,建議剛性需求的購屋
者,考慮選擇30年期左右的房貸方案,繳房貸時間雖拉長,但可以降低購屋壓力,比較買
得起。
以桃園、台南、高雄來說,每月房貸都可壓至2.2萬元上下,新北大概3萬元,以目前雙薪
家庭大約6~10萬元左右的月收入來看,有機會壓在收入的1/3內,不會影響到生活品質。
至於台北市,即使拉長到30年期,每月房貸也需5~6萬元,要收入高一點才有辦法負擔。
