利率低、台商回流、重大建設增加,連中古屋市場也回溫,不少地區漲幅可觀。根據信義
房屋統計,近4年中古屋房價,以台南、新竹漲幅分列1、2名,增幅分別達25%至14%。
市場人士指出,由於利率低,資金無處去,即使中古屋財務槓桿比預售屋大很多,但精華
區一樣搶得兇,不少物件才登錄沒兩天就被買走。
此外,房產業都肯定實價登錄2.0實施,有助市場資訊透明,但市場人士不諱言,新成屋
市場會有業者、投資客利用實價登錄公布價格墊高房價,讓原本應讓房市更透明的這項制
度,淪為炒作及拉抬房價的工具。
根據信義房屋資料顯示,近4年全台7大主要都會除台南、新竹增幅分列1、2名外,第3名
的台中市與第4名的桃園市,增幅也達2位數,分別為12%、11%。信義房屋企業室專案經
理曾敬德指出,成屋價格相較預售屋穩定,台南、台中、新竹等地中古屋房價上揚,主要
是基期低,如一坪20萬上漲2萬,增幅就約1成,但北市房價高,即使每坪漲5萬,除以總
價,增幅相對有限。
住商不動產企研室經理徐佳馨分析,造成中古屋上揚主要有2大原因,首先相關區域預售
市場價格快速走升,連帶影響中古屋屋主也跟著調價;第二是低利率、銀行貸款成數高,
也增加了民眾在這些低基期區域的購買力,且區域建設、台商資金回流也會推升房價。
