內政部今(11)日發布108年第4季全國及六都住宅價格指數,全國住宅價格指數為104.14
,較上季上漲0.55%,較去年同期上漲3.3%。
六都房價全部走揚,年漲幅以台南市4.85%最多。季漲幅部分,高雄季漲0.91%最多,新北
市、台北市、桃園市、台中市、台南市也分別較上季上漲0.49%、0.27%、0.17%、0.85%、
0.76%。
目前六都包括桃園、台中、台南、高雄等四都,住宅價格指數均已創下2012年第三季統計
以來新高,新北市也追平最高點,僅台北市和高點仍有8%左右跌幅。
內政部表示,考量同一房屋之重複交易案例有限,本部發布住宅價格指數作業採用「類重
複交易法」,搜尋當季2樓以上集合式住宅(公寓、華廈、住宅大樓、套房)及透天厝中
,交易區域相近條件相似的房屋,運用電腦大量估價模型調整不同房屋條件的價格差異後
,再計算不同時間的房價變動情形,以作為衡量住宅市場價格變動的參考指標。
