〔記者徐義平/台北報導〕眾所矚目的京華城標售案今開標,傳聞由鼎越開發擊退上市建
商興富發建設,以372億元得標,進一步查詢,得標者背後母公司是老牌上市傳產業者中
石化,因中石化為京華城的大股東,持股比率將近4成,因此,外界好奇此舉是否有「左
手換右手」的疑慮,甚至進而引發抬價的聯想。
房地產業者表示,第四度標售的京華城今日上演相當戲劇化的標售結果,首先是開標當天
前一個半鐘頭,上市建商興富發建設「突襲式」的公告,研擬競標該標售案,不過,開標
結果,傳出有兩家業者競標,其中興富發建設並未得標,得標者反而是該標售案大股東中
石化旗下的法人,出價372億元,直逼首次標售底價380億元。
瑞普萊坊市場研究暨顧問部總監黃舒衛表示,在台商回流、新供給短缺的雙重激勵下,今
年以來商用市場屢創佳績。無論是大直華固亞太置地、南港輪胎世界明珠案商辦預售都創
下區域新高,而且信義計畫區指標A辦租金年增一成,甚至高雄85大樓、信義計畫區D3土
地都排除萬難、順利拍出,顯見建築業的投資開發意願極高,再加上台北文華東方酒店傳
出破台灣商用不動產的天價紀錄成交,使業主惜售心態更加濃厚。
以個案條件來看,京華城正對未來的國家鐵道博物館,可串連松菸文創園區、大巨蛋,衍
伸信義計畫區商業氣息,只要願意等,未來增值的想像空間大,如果業主短期沒有財務壓
力,當然想待更高價而沽。
