夫妻總年收120萬負擔1200萬房和賓士 - 理財

各位版友大家好,這邊因為家人沒有PTT帳號所以代他詢問
目前他和他老婆兩個年收加起來約120萬左右
有一個5歲小孩,未來有打算生第二胎,名下有一台賓士GLA180(160萬左右)
因為他們只考慮新透天,所以這些年來一直都在看
礙於預算問題所以他們考慮大概是1200萬左右的房子
目前在港北重劃區看到一間小建商蓋的新成屋透天
戶數不多,大概不到10戶,土地有19坪,但是室內一層只有約11坪
家人勸他們是不要買,主要有以下幾點原因:
1.港北重劃區離園區太遠去市區也有段距離
2.靠近機場,軍機噪音大
3.南寮焚化爐的味道不知道會不會飄過來
4.靠海邊的房子主要會有海風,物品容易鏽蝕,且冬天寒冷
5.新的小建商最近才有這案子在港北,不知品質如何
6.未來脫手不易
家人和朋友也是一直勸他們買靠市區的大樓或是中古透天
但是他們非新透天不可
如果他們買下去負擔的起嗎?之前他們因為買那台賓士把存款都梭哈了
現在想買這間也是東湊西湊才有頭期100萬先繳部分款項
