南山砸312億 搶下世貿三館
被譽為「地王之王」的世貿三館地上權案,底價266.37億,吸引南山、富邦、新光、國泰
等4大壽險競逐,最後由南山人壽以312.76億標下,溢價率為17.4%,超越2012年世貿二
館南山廣場的268.88億及台北101的206.66億,成為新地王,並締造單宗土地面積最大、
權利金底價單價最高、決標權利金總價最高等3大紀錄。
南山人壽表示,這次取得70年地上權,初步規畫興建商辦大樓,未來可望與「台北南山廣
場」、「信義區公所案」及「101大樓」產生頂級商辦的聚集效應,型塑「CBD中的CBD」
的商務中心區,藉以創造優質的辦公區段。
世貿三館標售共有南山、富邦、新光、國泰4大壽險參與,競爭激烈,第2名的富邦與南山
僅有1.06億的差距。信義全球資產王維宏分析,這次四大壽險搶標世貿三館炒熱氣氛,為
疫情籠罩的市場注入強心針,對今年商用不動產市場極具指標性意義。
不過,瑞普萊坊總監黃舒衛分析,最後標脫的單價為坪644萬與容積單價115萬元,均低於
前2年空軍官兵活動中心、信義行政中心,顯見投資市場受疫情影響,已轉為審慎樂觀。
大家房屋企研室主任郎美囡也指出,就溢價率分析,去年標脫的信義行政中心地上權案議
價率高達60%,前年標脫的空軍官兵活動中心案溢價率更達123.4%,此次世貿三館溢價
率僅17.4%,低於市場預期。
黃舒衛指出,全案未來規畫做高級辦公室、百貨商場、旅館都極適合,預估未來量體將近
6萬坪,完工後的辦公室租金上看每坪6000元。南山從世貿二館(現為南山廣場)之後,
士氣如虹,幾乎包辦信義計畫核心區新辦公供給,將強化在A辦市場的絕對話語權。
