全球最大、占地2千坪的「藏壽司全球旗艦店」,即將在高雄夢時代商圈開幕;這家日本
人氣餐飲連鎖近年鎖定南台灣的嘉義、台南、高雄、屏東地區,陸續開設6間全球旗艦店
和大型街邊店,而在藏壽司進駐後,帶動周邊房價全部上漲,其中最亮眼的是「高雄岡山
店」,漲幅飆破3成。
全球最大,占地2千坪的「藏壽司全球旗艦店」將於5月上旬開幕,台灣房屋集團趨勢中心
經理李家妮2日表示,知名品牌店面進駐商圈,除帶動話題、人潮與商機,也會磁吸更多
品牌業者進駐,進而提升商圈價值,確實有利區域房市發展。不過她指出,商圈並非只靠
單一商家助攻,主要還是因為這些商圈擁有地段機能、人口紅利與商業發展利多,部分熱
區再受新案進駐拉抬,都讓整體區域房價更具優勢。
台灣房屋巨福岡山加盟店店東曾培宜表示,漲幅最大的藏壽司高雄岡山店位在最夯的「樂
購廣場」,除了藏壽司,周邊也集結了包括UNIQLO、無印良品、NET、健身工廠等大型街
邊店,串聯整體商機更加活絡,區內也有秀泰影城、高醫岡山醫院、岡山文化中心,並有
捷運南岡山站繞行,交通機能便捷,鄰近就是87期重劃區,整體生活圈發展可說利多無窮
。
曾培宜指出,此生活圈交易量多集中在介壽東路以北的火車站商圈,像是指名度相當高的
國宅社區勵志新城,交易表現就相當熱絡;另外,鄰近樂購廣場周邊因新大樓建案稀有非
常搶手;還有「台南開元路店」位處成大商圈、「屏東勝利路店」坐落熱門觀光景點勝利
星村,及位於後站商圈的「嘉義博愛路店」、湖美商圈的「台南中華西路店」、及夢時代
商圈的「高雄時代大道店」等,鄰近都有如全國電子、大潤發、迪卡儂、宜得利等大型店
聚合商機。
