他花了8年時間,準備好自備款,買下了一棟在新店安坑、7百萬元左右的老房子。那8年
,他都和女友蝸居在台北市民生社區的一間小小套房裡,兩人收入破10萬元,但每個月只
能用不到8千元當伙食費。「小套房月租1萬1,是一層30幾坪的房子隔出的隔間,大小只
有4、5坪。」
沒有任何娛樂、沒有任何休閒生活,鴻鴻靠非常了得的忍功和時間換取他的未來,「為求
未來穩定,我只能拖長整個結婚生子的計畫。」他還想生孩子呢,鴻鴻笑笑地說,「就是
熬。」也只能熬,一個好的住所、結婚、生孩子,對年輕世代來說,真的只能用極其清苦
的生活去換。
「真的是晚婚,有點晚了……」他又哈哈苦笑說。
《今周刊》委請波仕特線上市調網進行問卷調查,台灣20至40歲年輕世代最深沉的憂慮,
就是「低薪資」(82.3%)與「高房價」(81%),近6成5年輕人,曾因買房而想過要晚
婚或不生小孩,較6年前本刊調查比率(5成)更高 ,調查也顯示,高達9成5的年輕人都
認為,政府應更積極推動政策,合理化房價,開展完整的「住宅政策」。
台灣房價貴,房價所得比更一路向上攀升。今年是「巢運30年」,但數十年間歷史沉痾猶
在,政策假球又還在飛,年輕世代更加無力了。
談到住宅政策,內政部政務次長花敬群嘆了口氣,「房市問題,一是貴,一是漲,另外一
個是炒。」接著他又皺眉:「最近3、4年,『漲』沒有整體上發生。『炒』也還好。」然
而「貴」呢?他攤手點了頭。
10月3日,時代力量立委黃國昌一如往常,站在立法院財政委員會上,他捲起襯衫袖子,
緊盯著對面男人的瞳孔問:「總裁,房價指數在過去3、4年間,不斷地在攀升,這樣情況
下,您認為到底是供需面?還是制度面出了問題?」
「我覺得我們的房地產,供給面、需求面、制度面都有些問題。」被質詢的人正是央行總
裁楊金龍,他慎重緩慢地說出,「供應面上,我們的矛盾在於,房價這樣走(指不斷往上
攀高),但我們的空屋還很多。」
其實,央行會開始注意房市,絕對不是沒有道理。
《經濟學人》分析,港人對中國不滿的原因不僅來自於自治權遭破壞,也因貧富差距情形
在中國介入後急遽擴大,尤其體現在節節攀升的房價上。分配不均與遙不可及的居住正義
,在香港年輕人心中埋下不滿現狀的種子,成了「反送中運動」深沉的社會經濟結構因素
。
香港房價所得比高達20.9倍,香港年輕人不吃不喝20年才買得起一棟樓。香港狀況看起來
怵目驚心,但事實上,台北年輕人的處境其實也不遑多讓。台北14.15倍的房價所得比,
在全球主要都市中,僅次香港。更何況,台灣房地產還擁有獨特的「虛坪制」,北台灣去
年整體大樓、華廈建案,平均公設比高達32.4%,若算淨坪,台北的房價所得比與香港也
不相上下。
