內政部11日公布最新全國及六都住宅價格指數,全國住宅價格為104.14,六都部分,季變
動、年變動也全數上揚,桃園、台中、台南及高雄更創下2012年第3季以來新高紀錄,新
北市也已持平,唯獨台北市漲幅力道還不足以回到高點。
內政部發布去年第4季全國及六都住宅價格指數,全國住宅價格指數為104.14,較上季上
漲0.55%,六都部分,台北市、新北市、桃園市、台中市、台南市及高雄市分別較上季上
漲0.49%、0.27%、0.17%、0.85%、0.76%及0.91%。
至於年漲幅,則以南部2大都會區漲勢最為猛烈,由台南市上漲4.85%居冠,其次為高雄3.
43%。
而若與過去季度比較,雙北以南的桃園、台中、台南及高雄去年第4季住宅價格指數已創
下2012年第三季以來新高紀錄,新北市房價也回漲到持平狀態,僅剩台北市還和2014年第
4季的高點108.81有差距。
房產專家指出,台北市以外,房價基期相對低,尤其台南、高雄多為1字頭房價地段,入
手門檻低、上漲空間大,回漲速度較為顯著,但台北市即使價格盤整,仍是一般人難以觸
碰的天花板。
