新北市最新一期住宅價格指數顯示,新北三大重劃區房價一路漲,北大特區、林口均創實
價統計以來新高,淡海新市鎮也攀上5年來高點。專家表示,近兩年房市反彈強勁,市區
房價高漲,年薪百萬也被逼到外圍,帶動三大重劃區房價不斷上攻。(延伸閱讀:新北淡

新北市政府根據實價資料,每季統計捷運沿線、三大重劃區房價指數,最新一期,去年第
4季,包括板南線板橋段、土城段,新店線、環狀線、中和永和線,新莊線、蘆洲線全部
走揚。
其中板南線、新店線及環狀線皆達近五年高點,中和永和線,新莊線、蘆洲線則是創2012
年實價登錄以來,八年多來新高。
重劃區方面,北大特區已連續六季創歷史新高,目前房價和2016年相比,平均漲幅超過二
成。林口過去二季房價急升, 也創實價資料統計以來新高,淡海新市鎮雖然還沒有突破
歷史高,但自去年第1季以來,連四季走高,目前也來到五年高點。
住商不動產企畫研究室資深經理徐佳馨表示,林口、淡海與北大特區房價不斷上揚,一來
是三區建設逐漸完備,生活機能提升,吸引自用客持續進駐。二來更外圍的蛋殼區,因工
料雙漲帶動新案漲價,比價效應讓這三個先開發卻低價的區域房價上攻。
最重要的是,這波房市回溫來得又急又快,新北市區新屋現在動輒一坪5、60萬元,隨便
一間三房含車往往就要1600萬以上,年薪百萬也難負擔,只好往林三淡移動。
徐佳馨表示,依目前房價來算,月薪8萬,年薪百萬,在這三個重劃區買屋也不輕鬆。以
淡海來說,現在正常三房總價多要1000多萬,如果貸款八成800萬元,一個月房貸約要4萬
元,等於一半薪水要用來繳房貸。
她說,最近她身邊不少朋友轉到這三區,其中不乏有夫妻年收入超過兩百萬以上,他們想
住新房子,又不想影響日常生活水準,過去會嘗試在市區買房,如今也以時間換取空間,
用通勤換取一個較佳的生活環境。
屋比房屋總監陳傑鳴指出,林口,淡海、三峽北大早先是首購熱區,但近年房價驚驚漲,
除了淡海仍受首購青睞,小資族想在林口、三峽北大購屋已不容易,很多人往A7,或是更
遠的桃園移動。雖然少了首購,但林口、三峽北大近來吸引大量首換族,很多人賣掉台北
市或新北市精華區,換到林口、北大,讓當地房價因此一路衝高。

一坪4x萬...|||
這波全球大印鈔、降息,推升股市,感覺的確讓財富差距擴大
所以也反應在房市上
