上市大咖建商近來陸續舉行股東會,對於平均地權條例上路,多數認為對房市是利空出盡
,買氣將回穩,部分則認為交易量仍會持續萎縮。但對預售屋房價,業者異口同聲,都認
為沒有下修空間。
祝文宇:首購趕快買,不然只會更買不起
愛山林董事長祝文宇表示,平均地權條例不是很內行的規範,以旗下建案新竹帝寶來說,
「想想看,以後買的人都不准轉賣,等於要買的,都得跟我買,在那地區,我就沒對手了
,等於是在幫我忙」。
對於未來房價,他表示,建築業成本不斷增加,羊毛出在羊身上,房價自然一路往上走;
供過於求的地方會先僵著,不得已的才會降價賣,至於供給不足的地方,房價還是會上漲
,首購應該趕快買房子,不然只會更買不起。
簡滄圳:夢醒時分到了
潤泰創新董事長簡滄圳表示,目前市場有不少人期待房價下修,但平均地權正式上路,下
半年就是夢醒時分,消費者會看不到期待的下跌,看清楚市場真實情況。
對購屋人來說,現在是很好的買點。本來地價、工料上漲,應該反映的房價,因為央行升
息、 平均地權條例修正案,受到壓制,但一旦消費者發現房價下不來,就可能會出現改
變。
李文造:低單低總會受影響
長虹建設董事長李文造表示,之前高單價高總價不好,低單低總還不錯,因為買了還可以
轉售,但平均地權條例上路後,禁止預售轉售,投資客將百分之百從市場絕跡,低單低總
也會受到影響。
不過,由於營建成本還在漲,未來還有ESG等建築法規將增加營建成本,即便銷售率不好
,房價要跌很難。
賴正鎰:利空出盡 下半年人氣回籠
鄉林建設董事長賴正鎰表示,平均地權條例上路,房市宣告利空出盡,下半年進入總統及
立委選舉的熱季,中央及各縣市政府必會端出更多建設利多,預估下半年的房市交易量應
可緩慢回春,買房人氣回籠。
鄉林已備妥超過總銷1,000億元的土地案量,足以未來五年推案之用,未來購地計畫持續
進行,雙北、桃園、台中及彰化、雲林等地,這兩年至少會再購入五塊土地。
鍾榮昌:建商學聰明 房價很難降
華固建設董事長鍾榮昌表示,央行金融管制、平均地權條例上路,投資客消失,市場需求
明顯下降,但房價由供需決定,假如供給下降的,比需求更快更多,房價就不一定會跌。
他表示,過去一年在俄烏戰爭、高通膨、央行升息、政策打炒房、以及兩岸關係緊張下,
買氣急滑,但現在建商都學聰明了,都知道順勢而為,加上過去幾年建商都有不錯獲利,
營造成本也一直居高不下,房價很難下跌。
謝志長:法案上路、消費者有方向
達麗建設董事長謝志長表示,平均地權條例修法已有很長一段時間,很多消費者因為這個
法案,延後購屋時間。如今上路,消費者有一個方向,決定要買或不買,還有進場時間點
,對市場而言是利空出盡。
長期來看台灣房價均呈漲勢,過去一段時間工料雙漲,建商成本上升,加上資金未退潮,
利率也在低點,除非發生重大經濟風暴,否則房價沒有下跌空間。
