房屋淨值轉換抵押貸款(Reverse Mortgage)：又稱逆向抵押貸款，在歐美國家已有多年歷
史，主要是讓退休年齡的屋主將其房屋做為抵押品，再從其中借提房屋淨值，轉換成現金
運用。
一般而言，多數銀行規定借款人年齡必須滿65歲，若為夫妻檔，則雙方年齡都須符合年齡
下限。此抵押貸款好處是每月有固定收入外，利息負擔也較輕，但若需要大筆資金則不適
用，且欲申請此貸款者，原有房貸最好已經還清或者所剩無幾。
另外一個好處則是，房子雖抵押給貸款銀行，但屋主仍可繼續居住在原址至死亡。不過，
此抵押貸款所取得的借款金額，除了年齡的基本要件外，也會受到借款者的性別、房屋價
值、房價升值率、利率等條件影響，而且還有不少費用支出。
