不畏新冠肺炎疫情衝擊,中央銀行昨(26)日公布,4月購置住宅貸款、建築貸款餘額續
創歷史新高,在房市剛性需求支撐下,房貸餘額年增率還衝上近十年新高;不過,象徵房
市供給面的建築融資年增率罕見下滑,顯示建商推案轉趨觀望。
央行昨日公布國銀消費者貸款餘額,其中,4月國銀房貸餘額突破7.5兆元,來到7兆5,313
億元,續創歷史新高,月增372億元。
央行指出,4月購屋貸款年增率6.73%,增幅創近十年糕點,增加主因為房市自住剛性需求
支撐,今年前四月,六都買賣移轉棟數年成長2.7%。
數據顯示,房市買氣未受明顯衝擊,不過,建商推案卻出現觀望氣氛轉趨濃厚的訊號。資
料顯示,4月建築貸款餘額為2兆1,790億元,續創新高,並較3月增230億元;不過,4月建
築貸款年增率降至14.24%,低於3月的14.29%。
與去年同期相較,建築貸款餘額增幅下滑,央行官員解釋,主要是今年前三月,住宅類核
發建照年增率大減所致;去年1~3月年增率高達17.9%,今年1~3月,年增率落至6.1%。
對於建築融資與建照核發增長率下滑,是否代表受疫情影響、建商推案出現裹足不前情況
?央行官員表示,以建照核發而言,宅數仍持續增長,只是增速不如過去那麼快,且建商
推案通常都會走個二、三年,會不會因為疫情而延後開工,仍待觀察。
新冠肺炎疫情蔓延,政府祭出紓困政策,加上3月下旬央行降息1碼(0.25個百分點),央
行日前公布,台灣銀行等五大銀行,4月新增房貸利率落於1.381%,刷新歷史新低。
