2年後會用到的重要資金規劃 - ETF

去年在股市賠一屁股後賭更大一波買了預售屋,扣除頭期後約有350萬,
但這筆錢大約兩年半後會用到,我有找好幾個較安全的方案,希望能讓大家指點優缺。
一、直接定存,拆好幾單免得提早解約利息被打折。
目前利率約1.26%~1.58%,可能300萬放定存,50萬就不斷找網銀放更高利率。
二、0050正二
十年線在98.6的樣子,但覺得這支不能用十年線來看,
如果只買這支的話,假設買100元,第一次下手為了超過低消最少也要買300股,
到了90元再買進600股、跌到80元再買1800股、又跌到70元再攤2700股之類的買法,
最後正二在跌到30元的時候我能持有76500股,總成本303萬,不過屆時我也套死了。

三、安全的債券ETF
元大美債20年 股號00679B 股價31.71 規模229.01億
群益10年IG金融債 00724B 股價33.04 規模801.94億
中信高評級公司債 00772B 股價35.30 規模550.81億
看上第三支平均月配0.15元,目前殖利率有5%多一點,
不過月配息的不清楚是不是直接ALL IN就好了?
另外還想問,我在Loan板看了蠻多房貸文參考,
好像要在銀行聯徵前一年不要有信貸或其他借錢記錄,那股票融資也算嗎?
