25y男性
背景:醫療業,目前年薪約剛好一百萬,未來薪資應該穩定成長,30y後應該可到200+
每月收入扣支出後,可以存5萬多
存款:存款約120萬,除了一些緊急備用金外都在股市。70萬Vt 50萬Avuv、brk、006208等
目前遇到的問題是,讀到了life cycle investment的觀念,滿認同可以在年輕時加大槓桿
,賺取股市成長紅利,再加上自己職業薪水算非常穩定,不會有太大波動。
所以,想信貸約200萬元-300萬元,以8:2比例到vt/bndw (或因子投資?還在考慮,但一定
是指數化投資)
但這個時候問題在於,因為職業忙碌所以可能會較早定下來,可能在28、29就會考慮買房
這時候就會遇到買房的房貸成數跟利息會遭到信貸影響的問題。
(房屋頭期款應該有父母支援,感謝爸媽)
目前信貸談到利率約1.5%,房貸想也知道一定更低,如果為了這3-4年的市場報酬而犧牲房
貸成數,是否是合理的選擇呢?
又,網上敘述眾說紛紜,信貸會影響房貸多大的比例也無定論,請問這要如何抉擇呢?
