根據《財訊》報導指出,人稱「台中禹哥」的投資大戶,近期在台中房地產市場激起一波
不小的漣漪,他個人一口氣購買20戶台中著名建商新建案,還推薦親友一同買進,總共買
入50戶。
禹哥原本是股市大戶,2010年LED(發光二極體)、2013年PCB(印刷電路板)、2017年汽
車零組件股價飆漲的黃金年代,都有他低檔大量買進股票的身影,並因此曾是好幾家小型
企業的10大股東之一。
根據《財訊》報導,禹哥很敢低檔大量買進,最值得一提的是,2015年前總統馬英九力推
證所稅,導致當時台股交易超低迷,每日交易量只有兩百億元新台幣左右,《財訊》報導
指出,當時禹哥指揮旗下子弟兵下單買股,一天成交量就突破5億元,占當天台股成交量
的2.5%。朋友透露,當天電腦製作買進的股票成交表單,幾乎列印了90分鐘!20多年來累
積龐大身家,估計已經突破16億元。
禹哥在政府動用3大部會全力打炒房的逆境中,勇於大量買進台中房地產,他的思維與邏
輯,首度在媒體前第一手告白:
我不是投資客,我是置產客,就像《財訊》社長謝金河近年強調全球戰略格局的轉變,美
中貿易戰與科技戰下,台灣將會好30年,我認為,台灣是否能連續好個30年不敢說,但至
少好個10年沒問題。就像台積電兩百元的時候,發現它將成為半導體競爭力最強的公司,
未來的價值持續成長,為何不敢買?
近期新台幣大幅升值,28元很快就會被突破,由於這波無限QE(量化寬鬆貨幣政策),資
金行情下錢超多,股市與房市都多頭,每波股市大漲之後,房市也會跟漲。我預估今年年
中,股市持續衝高之後,投資大戶會開始賣掉部分持股,錢進房地產,屆時台灣房市熱區
房價將會有感上漲,我自己就挪出二五%左右的資金轉入房市。
中部曾是外移重鎮 如今成返台聚居地
我最看好台中,因為從產業聚落來看,台中是集合半導體、綠能、智慧機械產業的三重國
家重量級產業發展受惠的地區,也將成為台灣綠能矽島的中心,台中7期加上水湳開發案
,未來10年台中的黃金廊道房價,將一舉超越新北市的新板特區。
雖然台灣人口負成長,這個數據表面會影響房地產的價格走勢,但不是絕對,因為人到哪
裡,房價就會漲到哪裡,才是很正常的現象。譬如近年,台積電到台中、台南設廠,人口
移動,房價跟著漲,這是不可避免的趨勢。
