以前我一開始也是被少子化這議題給迷惑了
認為房價應該要跌
可是這是要分時間來講
現在是2021年
我通常都這樣算
30-40歲是第一次買房的年紀
回推就是1981-1991年的世代
台灣這10年出生人口是385萬人
假設是男女一比一 都有找到好歸宿
385/2=192.5萬戶 需求在打個6折=115萬戶的剛性需求
過去台灣10年成長的戶數接近100萬戶 假設算是有點接近
但是也代表有15萬戶未被滿足(以台灣的風俗結婚中有60%買房應該還算合理)
2019年台灣新屋推出11.6萬戶 2020年12年來新高13.4萬戶
以2020來假設過去10年都是推出這麼多房子=134萬戶
考慮換屋需求就設定在40-55歲(1966-1980)
這15年的人口有多少591.2萬人 同樣前提假設
591.2/2=295.6萬戶 需求再打個7折=206.9萬戶
考慮全台灣總戶數是893.8萬戶跟總人口推估
40-55歲的戶數或許符合實際表現
在考慮到每年有1%的換屋需求=這在年紀中約有2萬戶的換屋需求
我自己在抓實質剛需應該會在11.5+2=13.5萬左右
新屋產出最高就13.4萬戶 目前來看約略相當
未來10年40-55歲的人口變化也不大,就抓一年約2萬戶的換屋需求
現在房產重點在於未來20-30歲這批人有多少
1992-2001 有339.4萬人
在相同假設基礎下 169.7萬對 帶出101.8萬戶的需求
在未來的10年
需求是從115萬戶-->101.8萬戶
老實說是減少有限不容易造成房市崩盤 況且全球大通膨
到了2002-2011年這梯次只剩下205.9萬人
這下房地產就慘了同樣假設下只剩下61.7萬戶的需求
但是這是20年後,我都60+歲了
在考慮房地產何時會大殺 真的要把時間這因素考慮進來
你老婆 丈母 小孩...等多重因素是不可能等你20年的
以上推估只是個人推估
畢竟權重因人而異
